Purchasing historic property through sales conducted by the Floyd County Sheriff's Department:
The homes listed on this page are sold AS IS. “AS IS” means that the seller offers no guarantees on the property. For example, if the buyer discovers damages to the property after closing the sale, the damages are the responsibility of the buyer.
An announcement of properties that qualify for foreclosure sales are published in the legal section of the New Albany Tribune three times within thirty days before the sale date.
The buyer is required to pay in certified funds to the Floyd County Sheriff's Department by 4:00 PM on the day of the sale the full amount of the purchase price.
Procedure for bidding:
The institution holding the mortgage places the first bid. The bid amount covers the mortgage amount owed to the mortgage holder.
If you are not competing with any other bidder, you must bid at least $1 more than the bid of the mortgage holder.
If more than one third party bidder are competing for the property, the winning bid is at least $1 more than the bid of the mortgage holder AND higher than the competing bids.
If the property is not sold at auction on the published sale date, a potential buyer may contact the mortgage holder after the published sale date and negotiate the purchase price.

Built c. 1926. Bungalow. The George E. Baker House. It appears that this house was built for investment purposes and that the first residents rented the structure. Around 1936, George E. Baker and his wife Arta, moved into the structure but did not purchase the house until March 1946. Mr. Baker was a woodworker for one of the many woodworking concerns in New Albany. The Bakers made their home here for almost 60 years with George dying in the early 1960s and Arta in 1976.

Built c. 1910. American Foursquare. The Cole-Smith-Cummings House. This home was built about 1910 for James W. Cole who was listed in the New Albany City Directory as a conductor. He probably worked for the New Albany Street Railway Co., the line that ran in front of his house.

Built ca 1928. Bungalow. The John Ruoff House. This house was built on the site of an earlier structure that was owned by John Ruoff. Mr. Ruoff had been a cabinetmaker and later a grocer. The Ruoff family used this house for rental purposes and by the early 1930s, had moved into it. The family lived here through the mid 1940s.

Built 1930. Tudor Revival. The Frank E. Lorch, Jr. House. This home was built in 1930 by Charles Beck, developer of the Terrace Court Plat, #544. Mr. Beck, a resident of 616 Terrace Court, built the majority of the homes in the 600 blocks of Beharrell Avenue and Terrace Court, in addition to the four structures west of the alley on Elm Street.

Built c. 1928. Gable-front Craftsman. The Snyder-Jacobi House. This lot was purchased by Louis A. Snyder in November 1927 on the “North Side” - as the investors advertised it - in the Meadows addition. Mr. Snyder was a carpenter by trade so it is quite possible that he constructed the home. He and his wife Elsie only lived here a short time before selling the property to John F. and Margaret Z. Gettlefinger in May 1934. Mr. Gettlefinger was listed in the New Albany City Directory as being an insurance agent. The family lived here through June 1941. |

Built c. 1926. Gable-front/Craftsman. Chester & Gertrude (Day) Ball House. Chester Ball purchased this lot in June 1924 from real estate developer, Charles L. Vernia and the house was built a few years later. The home was possibly built by the popular New Albany builders, S. Day & Sons, since Mr. Ball’s wife, Gertrude, was a Day and closely related to the Stephen Day family.

Built c. 1886. Shotgun. The Ellen McManaman House. Mrs. Ellen McManaman moved into this new house shortly after it was completed in late 1886 or early 1887. She first rented the structure from New Albany businessman, Charles Schwartzel before purchasing it in August 1891 for $850.

Built c.1890. Folk Victorian. Nunemacher -Redens House. This property is a portion of the original Plat 323, known as Turner’s Plat, which was recorded on May 26, 1884 by Frederick and Addison Turner. Plat 323 was originally part of Plat 311. This area is part of the original Town of Silver Grove. The Town of Silver Grove was incorporated in 1886, and had its own town hall with an elected council. It even had its own fire and police departments. New Albany annexed Silver Grove in 1915. The original address for this house is 115 Oak Street before 1917. Izora L. Nunemacher purchased lot 11 from Frederick Turner on October 30, 1885 for $200. This house was built sometime between then and 1890 when it first appears in the New Albany City Directory in 1890-91. |

Built 1867. Greek Revival. The Frank H. Gohmann, Sr. House. Frank Gohmann purchased these two corner lots fronting Upper Elm and 8th Streets for $1000 from John Briggs in April 1886. The house was built immediately and by the printing of the 1868 New Albany City Directory, the Gohmann family was residing here.

The Rutherford-Huff house is located in the heart of the East Spring Street Historic District, just moments from downtown New Albany. The Queen Anne style home was constructed in 1905 for the family of Dr. Robert Rutherford. In 1921 the owners of the Huff Furniture Company in downtown New Albany purchased the home, and it remained in the Huff family through 1961. |

Azariah Lanning purchased this home in March 1906 for $1450. Mr. Lanning was a supervisor for one of the many local lumber and wood-working companies in New Albany.
